Fylely for real estate
Closings for a general practice: the deal, the money out, and what is left to do
Fylely is practice software for solo and small firms. For a firm that closes some deals alongside its other work, a real estate matter has a Deal tab: what stands between the deal and closing, the parties and conditions, the mortgages, the statement of adjustments, and the money going in and out beside the matter’s trust ledger. Every figure is yours; Fylely does the arithmetic.
On a real estate matter
- Deal tab
- The property, the closing date and whose day it is for adjustments, the parties (all in your conflict search), conditions with their dates, and mortgages, both new ones and ones being discharged with their payoff good-to date.
- Statement of adjustments
- Lines you enter, divided over the period where they need to be, added up and printable.
- Closing funds and the payee check
- Money in and out of the deal beside this matter’s trust ledger entries. Every payment out has a place to record when and how you verified the payee’s instructions, before it goes.
- What is left to do
- Each deal says what still stands between it and closing. Payout and discharge are flagged only when your side is the one paying.
- Closings board
- Every open deal by closing date, with what is still outstanding on each.
- Undertakings
- Undertakings given and received on the file, open until they are satisfied.
- Trust reconciliation
- Each ledger entry ticked against the bank statement, with a printable report that shows the bank balance, outstanding items and every client’s balance.
- Starter letters
- A reporting letter, a requisition or title objection, and a direction re funds (a disbursement authorization for US firms), filled from the file.
And on every matter
- Deadlines and hearings on one morning board, with the date you entered and nothing invented.
- Tasks, documents, notes, contacts, the other side and their counsel, and a conflict search across every name on every file.
- Time in hours and minutes, expenses, invoices, payment links, and a trust ledger reconciled against each bank statement.
- A private client portal: messages, and an upload link for the documents you are waiting on.
- Letters and templates filled from the file, signatures built in, and the whole matter as one printable file.
Who it is not for
- High-volume residential conveyancing. A dedicated conveyancing system with electronic registration and title insurance built in is the better fit.
What Fylely does not do
- Calculate land transfer tax, transfer tax or recording fees.
- Register documents electronically, or produce an ALTA settlement statement or a Closing Disclosure.
- Order title insurance or searches.
Moving your files
Matters, contacts, time, deadlines, hearings and unpaid invoices come across as spreadsheet (CSV) exports from your current system, and you see every row before anything is saved. If you would rather not map the columns yourself, send us the exports once you have an account and we prepare them for you to import, at no charge.
You do not have to move everything at once: open your next new matter in Fylely and leave the old files where they are until they close. The full account of what comes across and what does not is on Switching to Fylely.
